Tequesta

LOCATION

Tequesta is located approximately 2 square miles on the northeastern tip of Palm Beach County on Loxahatchee River and the Atlantic Ocean. U.S. highway 1 runs along the eastern border.

TRANSPORTATION

Palm Beach International Airport was voted third best in the US and sixth best in the world by Conde Nast Traveler Magazine -- March 2003 issue.

Tri-Rail is south Florida’s premier commuter railroad from Palm Beach to Miami it runs seven days a week in air-conditioned luxury.

It takes about 2 hours from Palm Beach to Miami International Airport.

BRIEF HISTORY
In 1955 a bridge tender was asked by Charles Martyn to describe the area that is now the Village of Tequesta. His reply was, "it's just a jungle".

Inspired by the bridge tender's description Martyn asked for a tour of the area. As the two men traveled the Inlet and Intracoastal by boat, Martyn was immediately intrigued by the beauty and potential of the area. He bought 86 acres on Jupiter Island where he developed the Jupiter Inlet Colony.

While excavating the site, Martyn's crew unearthed an Indian mound filled with artifacts. Martyn's interest in Indian history led him to research the mound's contents. Later speculation was that the mound belonged to an encampment of Tequesta Indians encroaching on the native Jega Indians. Martyn was convinced of this and named an area he was developing west of the Intracoastal after the Tequesta tribe. That development, now known as the Tequesta Country Club, was later incorporated as the Village of Tequesta.

Tequesta started as one man's vision and has now become a thriving Village with miles of waterfront property. From the serene Loxahatchee River to the breathtaking ocean front homes, residents are drawn to Tequesta by natural beauty.

A mix of quiet single family home neighborhoods and secure condominium complexes attract families, working professionals and retirees to the Village.

Tequesta also has a wealth of cultural and recreational activities for every age. The Village is home to the Lighthouse Gallery and School of Art.

There are plenty of shops, stores and service businesses located in Tequesta along with churches of various faiths. New residents and visitors are greeted with a strong sense of community and a genuine hometown friendliness.

POPULATION: 5700

WHAT IS SPECIAL ABOUT AREA?

Tequesta was named one of the top 100 retirement communities in America as ranked by “Where to Retire Magazine 2001.”

Real Estate Tips
Selling Your Home >A Disappointed Seller

Many home sellers are disappointed by the first offer they receive. For example, when your agent calls to say that she has an offer on your home, your adrenaline might start flowing profusely. You get really excited, but your happy bubble bursts when you are presented with the contract. It's just not enough! The buyers asked for your new washing machine, and they also want to postpone the closing for three months. You don't see how it can work!

Before rejecting any offer on your property, you should consider making a counter offer. Rarely does an offer look the way it would if you had written it yourself. Consider the good and bad points of the offer, and work with the agents to find a middle ground that you and buyers can live with. You may have to go back and forth several times, and there will probably be compromises on both sides. Unless you are lucky enough to be selling in a strong sellers' market, the buyers will expect to do some bargaining. With a little patience, you and your agent can create a "win-win" situation for you and the buyers.
